It’s an all-year all-round delight, ideal for families or small groups. Guests can explore the countryside, browse the shops and sample local cuisine in village pubs. In the evenings cosy up with a movie on the 48” TV in front of the fire, play a game of pool or enjoy a glass of wine as the sun sets.

The stylish, beautifully decorated property is within walking distance of restaurants, pubs and independent shops. The lakes of Windermere, Coniston Water and Esthwaite Water with a variety of outdoor activities are also a short drive away.
The 3-bedroom detached property caters to families, couples and friends, plus, it’s pet friendly too. With plenty of space inside and outside, guests can enjoy lazy evenings on the sofa watching a movie, partake in a game of pool or fire up the barbecue in the private garden for alfresco dining.
First Floor – Living Room/Kitchen/Dining Area
The open plan living/kitchen area of The Roost is located upstairs on the first floor to achieve the best views of the village and surrounding countryside. With high ceilings, bespoke lighting and windows on three sides, it’s a wonderful place to relax on luxury leather sofas with a glass of wine while enjoying the views of the garden, church, village or hills - take your pick!
The spacious living room, decorated in warm tones with polished floors also benefits from a 48” smart TV with Netflix and Disney+ it’s perfect for a quiet night in after a busy day exploring the Lake District.
The adjoining state-of-the-art kitchen is spacious and bright with every cooking utensil you need to prepare breakfast, Sunday lunch or a tasty snack. It’s fully equipped with a kitchen stove and oven, microwave, fridge, toaster, grill and dishwasher, plus there’s also a blender for healthy morning smoothies and fresh juices.
The dining room is visible from the kitchen on the first floor and part of the open-plan layout. With seating for 8 people at a large table, a bench and a wood burning fireplace to keep the house warm and cosy during cooler winter months, it’s a great place for entertaining or planning your itinerary with a cup of fresh coffee or tapas style snacks and drinks.
Bathroom
Also on the first floor, a new luxury bathroom has been added, with toilet and freestanding bath. It’s ideal for a kid's bath time or for adults to relax and unwind after a busy day. This room also offers stunning views mountain views across the rooftops of Hawkshead.
Ground Floor
Heading downstairs from the kitchen-dining area, the ground floor level of The Roost benefits from 3 bedrooms – a King, Queen and ‘Jack’, all served by a separate bathroom with walk-in shower and toilet.
Master Bedroom
The ‘King’ bedroom is spacious and carpeted with pastel artwork on the walls and dual aspect windows with views towards the church. Tastefully decorated, the room is minimalist by design, with clean lines, soft white linens and a comfortable armchair in the corner for reading or sketching. There’s a large wall-mounted TV for watching favourite movies in bed and plenty of space for clothing and storage.
Queen Bedroom
The ‘Queen’ bedroom comes with a comfortable double bed and a delightful window seat with cushions where you can sit and reminisce on a memorable day or read a good book. This room is bright and airy with bespoke lighting.
Jack Bedroom
The ‘Jack’ bedroom is great for kids, teens or friends travelling together. Equipped with two single beds, quirky art and a carpeted floor, it’s spacious, comfortable and suitable for all ages.
Bathroom
The downstairs separate bathroom caters to all rooms with a tiled walk-in shower for a refreshing, early morning boost.
Outdoor Spaces
Outdoors, in the attached garage, is a fun games room with pool table, sofa and bar stool seating area where everyone can get together and enjoy an evening of old-school entertainment away from the TV.
This room also doubles as a great remote work space, with a large desk, comfy office chair and HDMI connected monitor, you can escape the house for any Zoom meetings or hybrid working days.
The well-kept garden and south facing patio is enclosed by a low wall with a seating area made up of designer wooden garden furniture and grassy lawn for children or pets to play on. There’s also a BBQ, a mega Jenga and space for sunbathing on wooden steamer chairs and picnics when weather permits.
The Area
The Roost is perfectly positioned to discover the Lake District and everything it offers. Hawkshead village, a short stroll from the property, is a great starting point. Home to the Beatrix Potter Gallery, an array of independent shops, local pubs, cafes and restaurants, it’s easy to lose yourself while browsing or stopping to sample delicious food and local ales. The only ‘cat café’ in Cumbria resides in the village, where visitors can pop in for a pint and keep the owner’s rescue cats company for a while!
The English Lake District is an outdoor enthusiast’s dream, with activities ranging from hiking and trekking to canyoning, caving, mountain biking, climbing, water sports and fishing, guests will never be stuck for things to do.
There are abundant forest trails, lakeside treks and pathways leading to cascading waterfalls which have existed for centuries. The famous Cumbrian Way begins on the shores of nearby Coniston Water and Grizedale Forest is a popular spot with nature lovers, hikers and mountain bikers from all over the country.
The quaint town of Ambleside is a mere 10-minute drive from The Roost at Hawkshead. Visit Stock Ghyll waterfall, take a cruise on the Lake Windermere and don’t leave without a trip to Old Bank House Chocolate Shop for some yummy treats.
Grasmere, a little further north is famous for its custom-made Lakeland perfumes and homemade gingerbread. Enjoy the latter with morning coffee overlooking the water, before making an inspirational stop at William Wordsworth’s Dove Cottage at Rydal Mount.
If its local culture you seek, in nearby Coniston, the Ruskin Museum chronicles Coniston from the Stone Age to recent years. Complete your discovery of the area with a hike to the summit of the Old Man of Coniston to gain some truly spectacular 360-degree views

Absolutely beautiful place to stay both cottage and location. Views amazing very peaceful... Very Clean had everything you need. Beds very comfy. Advice take toilet roll. Would recommend this place. Fabulous time had.
This was our first time in a holiday cottage. From the outset we felt at home. Everything was immaculately clean and tidy, plus every item of equipment we could possibly have needed was at hand. I have to admit though that, apart from breakfast, we took every opportunity to eat our meals in the variety of establishments in the area. Plenty to choose from, even though one pub in Hawkshead was temporarily closed for refurbishment. We have already booked our next stay at The Roost.
We keep returning to this cottage as it’s in the perfect place in the centre of the village with parking onsite. The house is very comfortable, well maintained and fully equipped. The garden is fully enclosed and is safe for dogs. The games room with wi fi is an added extra as one of our party was able to work from there. We have booked to return again next year.
Had a wonderful time at the Roost. It's a perfect location for visiting The Lakes set in an ideal village with all that you need to make a memorable week. Having a large enclosed garden looking onto the church and a detached games room everyone was comfortable including the dog. Had plenty to eat and drink in the spacious kitchen and at the large table. Bedrooms and lounge all very comfortable. Thankyou for a lovely stay we will be back.
Our family party of five adults and a young baby had a lovely holiday staying at The Roost. The location was excellent, being right next to the village centre. The cottage felt very spacious and well equipped. We thought it was ideal for a quiet family break.
4th Year booking a holiday cottage in the lakes. This cottage is lovely and our favourite so far. The owners go the extra mile to make it feel special. Location is incredible, right in the centre of Hawkshead. Already booked another Coley Cottage stay for next year. This time Mountain cottage in Coniston. Thoroughly recommend a stay here at the Rosst. We'll be back I'm sure.
An ideal place for exploring Hawkshead and the Lake District; we had a really good week at The Roost.
I headed to the Roost for a long weekend with my girlfriend. It was exactly what we were looking for. Clean, modern cottage in a brilliant location with beautiful views from the living room and garden. Brilliant communication from Will regarding our stay made the whole process seamless and easy. We won’t hesitate to return when we can!
We had a great week in The Roost. Couple with two grown up children and their partners and a dog. Lovely open plan upstairs living area with access to the secure garden and games room. Great views from the lounge making it feel rural but only a few hundred metres from the shops.
